From the Road

There are two Gates to enter the house

  • A large gate

designer tiles for flooring and White quartz for the pooja table/draws.

Courtyard – is approx. 6 feet by 6 feet and has Sopanam around.  The pillars around courtyard (4 nos) are of concrete but has been hand painted to give the wooden feeling; just at the top of this level is fixed the Mangalore tiles on wooden designed planks with Aluminum gutters fixed with steel chains for smooth water flow.
Common hand wash near dining hall – has a wooden partition and the area is covered with designer tiles from floor to ceiling.
Kitchen and Dining is separated by a Wooden partition and has a Breakfast Counter.  From the Kitchen the Video door phone (to be fixed)screen is visible. Gas connection to kitchen is from the car park in basement through a copper gas pipe.
Modular Kitchen with Hafele fittings.  Has Pearl Black Granite top of 30mm; given that the Hob dimension keep changing the granite Top has not been cut and so any design and size hob can be used. Core cutting on the wall has been done to fix the Chimney.
Utility – adjacent to the Kitchen is the utility with a wash area and good storage.
Guest Bedroom – Regular bed room with wardrobe and attached Bath.
Bath – all Jaquar materials are used; bath has a false ceiling and provision for Geyser and Solar and the Exhaust is fixed on the ceiling. Commode is fromRoca .

Door and Windows – All Doors and Windows are made of Kerala teak and Wild Jack wood from Kerala and the styling is from Kerala with fine carvings on the doors.  Window grills are of one inch diameter Steel running vertically giving an elegant and traditional look and feel, and adds to the strength. Windows are partitioned in two; upper portion has glass and lower portion is covered with wood to give enough privacy and yet leave the top portion open for fresh air.

Main door has Spider Lock with 6 levers; if required, more security features can be added to the main door.

From the First floor, the stair continues to the Second floor.

This floor has Wooden flooring; This floor has:

Master Bedroom– with a balcony designed in the KoothuAmbalam (wood work) style of Kerala; balcony and bedroom is separated by a glass door. There are 2 Kilivaathil (kerala Style 2 windows) which gives two views to the floor below.
Adjacent to the Master bedroom is the Entertainment room – has provision for projector from the ceiling; speakers on all sides and Screen in front (equipment’s are not in place)
In front of the Master bed and Entertainment room is the Family Living space and the Courtyard from the First floor continues. Pillars of the courtyard has the same look and feel as of the 1st floor including Mangalore tiles and steel chains, aluminum gutter etc.
Courtyard – actually helps in letting the warm air from the house to rise up and go out and fresh air to come in thru the windows and courtyard. Next to the Courtyard is the Study room – this place is chosen for study since it is well ventilated and the study has good storage and provisions for Internet connections. Further there are 2 bedroom with attached bath and the bath have similar features as mentioned for the Guest bath; however the bath in the 2nd floor also has some amount of storage space. There is a small space in front of the bedroom identified for a table with storage for ironing cloths.

Both 1st and 2nd floor has false ceiling, LED lights.

Terrace

Three-fourth of the terrace is covered with Truss work with mangalore tiles; one fourth is left open where in provision is made for Pressure pump under the tank room and area for clothline, Solar(has been fixed)etc

Is secured with Strong gates too.

 Electrical

Have home Automation provision made; Prion Switches (4 numbers) are used; these switches can control multiple light function; Rest of the Switches are Bell Push switches (programmable switches) from ABB.  Apart from these where ever required the regular switches from Schneider is used. High quality wise is used through out the house. All Lights and Fan is connected to a Single Phase meter and all Power consuming equipment’s are connected to the 3 phase meter.  Ploycab armored wire is used from the Electrical pole to the meter board; DB board is from Schneider and in the DB board the Power Surge arrest and other automation equipment’s are placed.  All the wires in DB are appropriately numbered for easy recognition.

LED lights:  Study and Kitchen has White Lights and other areas have warm lights – it was done so after some study on lights. White Lights are needed where there is action and white light keeps the brain active; warm lights are required in places for relaxation – bedroom, hall, family living etc.

Programming of the switches to be completed; post the programming the prio switches can be used for controlling lights across the house.

Will be adding couple of CCTV camera (possible wireless ones).  Entertainment room and the Living room in first floor is connected with a CAT 6 cable. Provision for landline phone and cable TV is made.

Staircase – Is with Granite; steel Hand rails with wood top.
External Wooden stair has Steel and Wood hand rails.

Plumbing

All high quality materials are used internally; All fittings are from Jaquar and Roca. High gauge appropriate PVC  and CPVC pipes are used

Flush – iFlush from Jaquar is used – this is one of the latest technology and has a very sleek body cover in steel

Sump – is in the car park and can store ~15000 liters of water; Overhead tank is on the tank room on terrace;

Tank Room – has provision for pressure pump and washing machine; it is also fitted with water purifier. Only purified water goes into the overhead tank

Water – is from Borewell; 2.5 inches of water at 650 feet depth.

Now the authorities have laid the kavery water lines; it is yet to go live.

Septic Tank – Have got polycarbonate make septic tank from Kerala, with STP connection. STP equipment is from Klaro, a german product.

Terrace –  3/4th portion of the terrace is covered with truss work (steel and mangalore tiles) and 1 / 4th  is left open for drying clothes and Solar water heater. Hot water supply is to the bath and kitchen

Rain water harvesting – is implemented with a control valve to let clean water from the terrace to flow into the water tank or out into the chambers.

Courtyard – Water can be stored in the courtyard by locking the control given in the car park or let the water flow out.
